FOUNDATIONS
Reinforced concrete isolated footings.
BASEMENT WALLS
Reinforced concrete walls with exterior waterproofing and perimeter drainage.
STRUCTURE
Reticulated reinforced concrete with a total section thickness of 25 + 5 cm .
ROOFS
Sloping roofs to be built. The thermal Insulation to consist of high density 3 cm thickness injected polyurethane, with double layer sheet asphalt for waterproofing. The roof covering to comprise mixed roof tiles.
EXTERIOR ENCLOSURE
To be built with two brick skins, a cavity and internal insulation of 3 cm thickness high density injected polyurethane.
INTERNAL WALLS
Party walls between the dwellings to be half skin hollow brick wall with 2 coat render on the inside surface, air cavity with filter and rock wool insulation together with half skin perforated solid brick.
Internal partition walls for dwelling to be 7 cm thickness double hollow brick.
COVERING MATERIALS
External covering materials
Elevations to be rendered with cement mortar and painted with white plastic paint.
Internal covering materials
Cement render applied. In main bathrooms, walls to be covered with finest quality travertine marble, in homogeneous tones, polished and buffed in the workshop. Secondary bathrooms and toilets walls are to be covered half way up the wall using finest quality travertine marble, in homogeneous tones, polished and buffed in workshop. Remaining surfaces to be finished up to ceiling height in Tedelacte .
FLOORS AND TILES.
All the apartments to have floor covering and skirting in travertine marble. Basements to be in float concrete with junk and services rooms in medium grade terrazzo.
KITCHENS
The kitchens are to be fully furnished using finest quality oak. Vitreous-ceramic hob with extractor hood. Worktop and other surfaces in granite. Walls in Tedelacte .
CARPENTRY AND GLAZING
Armour plate entrance doors made using finest quality solid oak.
Internal doors using finest quality oak.
Handles and knobs to be finest quality brand name finished in matt silver.
Wardrobes to be in finest quality half solid oak, lined, and partitioned internally.
Hand rails to terraces and protection for the staircase to be in tubular steel.
Exterior carpentry to be coated aluminium with "climalit" double glazed compartmented system.
Finest quality electrically operated window blinds.
PAINTWORK
White coloured weatherproof paintwork for the exterior surfaces. Internal surfaces finished using Tedelacte for the bathrooms and the kitchens with stucco finish for the rest of the dwelling. Two coats of primer to be applied to all ironwork elements and subsequently finished using "oxiron" paint.
SANITARY APPLIANCES.
Finest quality Roca baths and showers.
Finest quality Roca hydro- massage bath to main bathrooms.

PLUMBING INSTALATION.
General distribution to comprise thermally insulated pipe work for hot water supply and anti condensation pipe work for cold water distribution.
Hot water system by means of individual 200 litre capacity electric boilers to each dwelling.
Pipe work and drainage to be PVC. with separate networks for rainwater and waste. Acoustic insulation using pipes lined with rock wool blanket type insulation.
AIR CONDITIONING
Air conditioning to have individually operated autonomous controls for both hot and cold air supply to the dwellings.
ELECTRICAL INSTALLATION
Independent electrical switch box to each dwelling with a maximum power rating of 17, 3 KW. C Independent control for lighting and power circuits. Finest quality branded electrical switch mechanisms.
TV INSTALATION
Satellite aerial and centralised terrestrial antennas.
ENTRY CONTROL
Electrical video porter installation.
URBANISED AND GARDEN AREAS
The residential complex is closed by a perimeter wall with two entry points controlled by private security. Entry gate to have remote control operation.
